BIG Difference between RAIN Damage & FLOOD Damage!

Before your find yourself "underwater" so to speak in your own residence, be sure you know the difference between "rain" water and "flood" water!  READ your insurance policy very carefully, and if you do not have a separate Flood Insurance Policy that addresses Flood water damage, than you do not have any coverage for "Flood" damage and your Case will be Denied!
Often times you can have both "flood" water and "rain" water that causes the same damage to your home.  For example if the wind had damaged your roof during the storm and rain water enters into your home, the damages caused to the interior of your home are most likely going to be covered under your Home Owners insurance policy.  However if the outside surface water has also risen to the point where water is now coming into your home from the surface level this would be considered "flood" water and not covered by your standard Homeowners Policy!  What about the "rain" water that mixes with the "flood" water?  Question would than be if "not for the flood water, would the damages still have be as significant?  Also did the flood water get absorbed into the drywall and cause additional damages, or did the "rain" water cause it?
These are often questions and results that the insurance companies might be quick to resolve in their favor and deny your claim.  You might want to consider hiring a Public Adjuster, and or Attorney prior to reporting your claim if you feel that "flood" water has mixed with "rain" water.
Now if you happen to have a Flood Insurance Policy, you should report the damages to them as soon as possible.  Most Flood policies have good coverage for the building, but you have to pay extra for "contents" coverage and that gets a bit expensive.
Be sure to read your policies and know the difference between "Flood" water and "Rain" water!
